North Tower, 31 Clarendon Dock was recently acquired by Lisney and offers a self-contained modern office building over four floors, with suites available from 4,507 sq ft to 13,826 sq ft.
The space is currently arranged with internal glass partition offices and open plan areas. It also includes a new feature entrance, carpeted raised access flooring, air handling, gas heating, passenger lift, kitchen and toilet facilities plus 32 dedicated car parking spaces.
33 Clarendon Dock also has 3,900 sq ft of Grade A office space to let, positioned on the ground floor and comprising carpeted raised access flooring, air handling, gas heating, kitchen and toilet facilities and eight dedicated car parking spaces.
Clarendon Dock has established itself as one of Belfast’s leading Grade A office locations and is currently home to businesses such as Capita and Belfast Telegraph.
Andrew Gawley, Associate Director at Lisney, said:
“These properties at Clarendon Dock are positioned in a highly sought-after location, with cobble-lined streets and views across the recently-rejuvenated Laganside waterfront.
“The scale and potential of these properties, particularly the North Tower building, are incredibly strong. North Tower has just been refurbished and includes a fantastic new reception. We already have a number of interested parties in the building.
“The location is superb, situated within walking distance of shops and restaurants in the city centre, as well as a host of businesses and Belfast’s Law Courts and City Hall.
“As ever, the demand for Grade A office space remains extremely high and Clarendon Dock has, for many years, been an extremely attractive location for businesses which is continually improving with the ongoing development of the Marriott hotel to include Jean Christophe Novelli’s first restaurant in Ireland and a 900 space multi storey car park.”
