Restaurant/Licensed Opportunities in ‘The chq Building

As part of the continuing implementation of the vision of Neville Isdell, the owner of The chq Building, he has instructed Lisney to seek tenants for restaurant/licenced offers on “restaurant row” facing the historic George’s Dock as part of Custom House Quarter – mainly used for events such as Oktoberfest, the ‘I Believe Christmas Market etc. Two unique spaces are available.

Size

These mirror the space occupied by the successful ely bar and brasserie restaurant and comprise space in conservatories (George’s Dock level) of 1,000 sq. ft with the unique vault space of 9,000 sq. ft. below.  These also have the possibility of an external seating area of 743 sq. ft.  Along with ely, these new offerings will create a real quality food and beverage destination in a part of the IFSC and Docklands lacking in such offers.

A further interesting opportunity is being launched; this will combine an internal mall space of 1,744 sq. ft with an external area of 1,246 sq. ft facing George’s Dock and the Triumphal Arch near the southwest entrance to CHQ.  ‘’This will be ideal for an upmarket food and beverage offer’’ commented Hugh Markey of letting agents Lisney, he added “the owner has already committed to the creation of a world-class visitor attraction/exhibition centre/digital museum which will occupy approximately 40,000 sq. ft, mostly in the southern vaults area and include a retail element on the ground floor.  This is to be an engaging and technology-driven interactive experience that will tell the story of the history of Irish migrants, their achievements abroad and at home and the impact that they have had and still have on the world. A genealogy centre will also be part of “Epic Ireland – The Story of a Nation”.  It is expected to open in May 2016.

Already in place, “Dogpatch Labs 2.0” has recently opened its doors.  This is a pay-to-play co-working space for scaling technology companies and occupies over 13,000 sq. ft. at ground level on the mall with the possibility of a further 7,000 sq. ft in the vaults underneath.  Under active consideration and analysis is an “Irish Market”.  This could extend to approximately 27,000 sq. ft. at ground level overlooking the River Liffey with the possible inclusion of some shop units to the west side and mezzanine space on both sides of the central mall.  This will transform the overall space into a marketplace where people can shop for high-quality produce while at the same time taste and enjoy the best of Irish quality food and beverage products.
