8th July 2016
Lisney have just brought to the market a selection of units located within Dunboyne Business Park which is situated on the western side of the R157, approximately 0.5 km north of Dunboyne Town and approximately 1 km south of the N3 national primary route from Dublin to Navan.
Dunboyne is approximately 18 km northwest of the Dublin city centre and occupies an important strategic location within 4 km of the M50 Dublin ring road providing access to all of the main national primary routes leading to the north and south of the country. It also has the benefit of the M3 Parkway which is a Park and Ride railway station beside Dunboyne and the M3 Motorway (Pace Interchange Junction 5). It is the terminus station on the Docklands to M3 Parkway Western Commuter service. It mainly serves as a large Park and Ride site, with 1,200 free car park spaces.
Facebook has just begun building a data centre near Clonee minutes from the subject property which will create hundreds of temporary construction jobs and dozens of other permanent operations positions. The decision to commence construction of the 31,000 sq.m. facility comes after Meath County Council and An Bord Pleanála gave planning permission for the centre, which is set to cost hundreds of millions of euros. Together with the Shire the global Pharmaceutical company who are locating its plant at Piercetown, Dunboyne will be sure the make this part of the Dublin Meath border a hive of commercial activity over the next number of years.
The office units are generally provided in five separate detached blocks (with two units in the original phase 1 of the business park) and are set in a fully landscaped attractive courtyard with good car parking facilities. Each unit is of concrete block construction rendered externally in a combination of smooth plaster and brickwork. There are concrete floors throughout together with plastered and painted walls and double-glazed windows. The warehouse accommodation is set out in two main blocks as well as two further independent detached units. They are generally a mixture of concrete/steel portal frame construction with concrete block infill walls rendered externally in a mixture of forticrete block to three metres and architectural metal cladding under a double skin pitched metal deck roof incorporating translucent roof lights. The warehouse area has the benefit of a sealed concrete floor, fair-faced concrete block walls, an eaves height of approximately 5.5 metres(to 10 metres for the detached unit), fluorescent strip lighting, and gas is supplied to the estate. The two-storey office section has carpet-covered floors, plastered and painted walls, suspended acoustic tile ceiling with recessed box lights, electric storage heaters, double glazed aluminium frame windows and doors and ladies and gents w.c.
