The four-storey over garden level building extends to 790 square metres and was previously occupied by a trade union.

Lisney’s Deborah Mahon has brought a high profile and prominent office building at 19-20 Adelaide Road in Dublin 2 to the market for sale with a guide price of €4.5 million.

The handsome redbrick property is located at the is junction of Adelaide Road and Earlsfort Terrace and will be sold with vacant possession. The four-storey over garden level building extends to 790 square metres (net internal area) and is currently laid out as office accommodation which was previously occupied by a trade union.

The building has a lift running to all floors. The regular floor plates on each level have excellent natural light, are finished to a modern specification and feature a mixture of open plan and demountable partitioned offices. There is a secure yard at the rear with between six and eight car parking spaces included in the sale.

According to Mahon, it is likely the sale will attract a wide range of potential investors.

“The buildings are proven as an attractive working environment providing staff with an excellent work life balance with plenty of natural amenities on their doorstep. Its also likely to be considered by investors as a conversion opportunity to uses including apartments, for example, and subject to planning permission,” she said.

“We expect strong interest from investors and owner-occupiers, given the property’s versatility and potential for various uses,” said Mahon.
