The licensed premises property market remained resilient in 2025, with transaction volumes in Dublin holding steady year-on-year, despite a significant shift in overall values. While the number of sales mirrored 2024, total transactional value declined due to the absence of exceptionally high-value deals, highlighting a more measured and realistic market.
Demand continued to be led by experienced publican purchasers, who accounted for the vast majority of transactions. Buyers showed a clear preference for established, high-quality premises with proven trading performance, particularly in prime city centre locations where competition remained strong.
A defining feature of the year was the increase in leasehold transactions, reflecting limited availability of freehold assets in core trading areas and a growing willingness among operators to adapt in order to secure premium locations. Suburban markets remained active but more selective, with pricing and operational fundamentals under increased scrutiny.
Looking ahead to 2026, demand is expected to remain focused on well-located city centre assets, supported by strong trading performance and continued confidence among operators. The return of concept-driven and experience-led venues is also reshaping the market, driven by changing consumer behaviour and evolving expectations around hospitality experiences.
