OUTLOOK 2026

Welcome to Lisney Outlook 2026, our 68th annual report on Ireland’s commercial and residential property markets.

We believe 2026 will be a strong year across all parts of the commercial and residential sectors.  Demand from both occupiers and investors will either remain steady or increase further and supply constraints for best-in-class accommodation are likely to persist.  This may temper overall activity levels but will result in continued upward pricing.

Residential

2025 will be another busy year across the residential market. Unrelenting supply constraints will result in further price increases.

Development Land & New Homes

The outlook for 2026 is positive in terms of increased supply and activity.

Offices

Supply is siginifcantly tighter and we expect a pinch point in this type of space mid 2026.

Industrial

Demands will be healthy in 2026 in line with long-term advantages.

Investment & Finance

Irish Property investment & finance market performance will be much improved in 2026.

Retail

Demand will remain healthy in 2025 with new and expanding retailers active on prime high streets, as well as in some shopping centres and retail parks.

Licensed & Leisure

Potential for an uptick in supply in 2026, driven by long-established publicans opting to retire due to strong purchaser demand.

Healthcare

Ireland’s ageing demographic profile is set to be a key structural driver of demand for retirement accommodation and healthcare facilities over the medium to long term.

Student Accommodation

Those in full-time education have increased by almost 20% in the past decade, reinforcing the structural expansion in demand for student housing.

Hotels

The 2026 outlook for the Irish hotel property market remains solid with several deals ongoing entering the new year. This follows on from very busy years in 2024 and 2025 with the combined value of opportunities trading significantly outweighing the preceding years.

Cork

2026 is likely to be a better year. In particular, development within the living sector will progress, from hotels and student accommodation to apartments and houses.
