Welcome to Lisney Outlook 2025, our 67th annual report on Ireland’s commercial and residential property markets.

Many of the key trends that shaped the latter half of 2023 persisted through 2024 and will continue to influence the market in 2025. This report provides expert insights into these developments, offering analysis and forecasts to help navigate the year ahead.

SECTOR BREAKDOWN

Residential

2025 will be another busy year across the residential market. Unrelenting supply constraints will result in further price increases.

Development Land

The outlook for 2025 is positive in terms of increased supply and activity, and will be assisted by falling interest rates.

New homes

The new homes market will remain exceptionally busy in 2025 with continued strong buyer sentiment outstripping supply.

Investment

Irish Property investment market performance will be much improved in 2025.

Offices

During 2024, many of the post-pandemic trends lessened in intensity.

Industrial & Logistics

2025 will be another active year in the Dublin industrial and logistics market.

Retail

Demand will remain healthy in 2025 with new and expanding retailers active on prime high streets, as well as in some shopping centres and retail parks.

Licensed and Leisure

Following on from a steady flow of transactions in 2024 (20 pubs sold in Dublin totally €70 million), activity in the licensed premises property market in Dublin and in most of the larger regional cities will remain healthy this year.

Healthcare

While occupational demand will remain strong, higher costs and insufficient increases in Fair Deals rents, will mean further nursing home closures.

Purpose-Built Student Accommodation

Student numbers across Ireland continue to grow, which is very positive indicator for continued PBSA demand.

Cork

We expect better market performance across all commercial property occupational market sectors in Cork in 2024, as well as renewed interested in investment opportunities.

Northern Ireland

We expect a more positive property marketing in NI in 2025, particularly in the investment and build-to-rent sectors.

Over 1,300 Acres of Forestry land for sale offering stable returns while promoting environmental sustainability.

Forestery

Forestry investment has gained significant attention around the world in recent years as investors seek resilient, counter-cyclical and profitable asset classes.
